How does commission work?

While it can vary, sellers typically agree to pay a percentage of the final sale price, outlined in the Seller Representation Agreement. It is usually split between the listing brokerage and the cooperating brokerage. Commission is subject to HST and is typically paid to the listing brokerage, which then distributes it according to the agreement.

When is the best time to sell?

The best time to sell is when you’re ready. While spring and fall markets tend to be more active, the right timing ultimately depends on your personal goals. That doesn’t mean we won’t take a strategic approach—together, we will review market trends, comparable sales, and current buyer demand to determine the ideal moment for you and your home.

My home isn’t in perfect condition, do I need to renovate before listing it?

No home is perfect! Simple updates—like paint, lighting, and decluttering—often deliver a stronger return than major renovations. We’ll focus on cost-effective improvements to make your home shine, and if larger repairs or updates are needed, we’ll create a strategy that maximizes your sale.

Do I have to accept the highest offer?

No. The best offer isn’t always the highest price—terms matter. A slightly lower offer with no conditions or a quicker closing date might be more attractive to you than a higher price with less favourable conditions.

What stays with the house when I sell?

Fixtures—anything attached, like built-in appliances, curtain rods, or light fixtures—stay with the home unless specified otherwise. Movable items, such as furniture and personal belongings, are yours to take. Any exceptions will be clearly outlined in the purchase agreement so everyone is on the same page.

Can I sell my home while I’m still living in it?

Yes—most sellers do! Buyers expect a lived-in home, and we’ll help them imagine themselves there. If you have pets, we’ll create a plan to keep them out of the house during showings for a stress-free experience.

Do I need to be home for showings?

No. In fact, buyers are often more comfortable touring a home without the seller present.
I’ll coordinate all showings to minimize disruption, and keep you updated on feedback. This way, you can go about your day while your home is being professionally showcased.

Do I need to put a sign on my lawn?

A lawn sign is optional but highly recommended! It boosts visibility and attracts buyers exploring your neighbourhood. While you may worry about ‘nosy’ neighbours, they often know like-minded buyers who could be genuinely interested in your home. Ultimately, the choice is yours.
