Start with the Basics: What’s a CMA?

A Comparative Market Analysis (CMA) is a data-driven snapshot of what homes similar to yours are selling for right now.

Same neighbourhood.
Similar size and layout.
Comparable condition and features.

It looks at what recently sold, what’s currently on the market, and what did not sell (which is just as important). All of that helps establish a realistic value range for your home today.

A CMA can be as simple as a quick comparison of a few properties, or it can be a more comprehensive, dig-deep report prepared by an agent who knows your local market. (You want the ‘dig-deep’ one.)

You understand where you actually stand, based on real data, not media headlines or “well-meaning” family opinions.

What’s the Process?

Simple. Just reach out by email or phone and I’ll ask a few quick questions. Photos are helpful but not required. I can prepare an initial report using public information, and refine it after seeing the home in person if you’d like to take things further.

From there, I pull relevant comparables and current market data and build a tailored document for your home. It looks at your immediate neighbourhood, nearby amenities, local demographics, and includes clear explanations of charts and trends so everything feels easy to understand and actually useful.
